Re: water heater
Years ago you used to be able to get an oversink heater for kitchen sinks at home. It held about 1-1/2 gallons and had a 750W element. You plumbed in cold water at the bottom and it had a tap and spout for the hot to come out.

You could stick one over the sink & stick a hose on the bottom.
Here's what you wire it up to

May not pass safety regs now.
Of course, you could fit a modern wood burning stove with back boiler.

So suitable heaters are available. You need space to put them and then plumb them in.
Make sure whatever you do is safe. Water heaters can boil the water then explode if there is no suitable venting device. I think there should be more than one thermostat in case one fails.
